Blacktop / Asphalt Maintenance

Congratulations on the completion of your new blacktop pavement. Customer Satisfaction is our primary goal & we are pleased that you have put your trust in Kingsview as your paving contractor.

We’ve put together this link with suggestions on how to care for your new pavement.

As always, we value your feedback and are available to answer any questions that you may have.

Car Jack Stands & Ramps

Plywood should be placed underneath to evenly distributed the weight & prevent damage to the blacktop. Petroleum products, such as gas or oil, will neutralize asphalt.

Freezing, Thawing & Summer Sun

Will cause blacktop to harden, soften and crack. SOLUTION: Fill cracks with crack filler each spring. Please note due to the 1″ to 3″ of frost that gets into the ground, there is a possibility that the 1% to 5% of your driveway could crack. When Asphalt cracks, it cracks from the bottom to the top, due to sub base failure, not from the top to the bottom.

Weeds

Weeds, such as dandelions, can grow through the Asphalt. SOULUTION: CUT THE WEEDS OFF AT PAVEMENT LEVEL. WHAT’S LEFT OF ROOT AND PLANT PLACE TABLE SALT ON IT. MULTIPLE APPLICATIONS MAY BE NECESSARY TO KILL THE PLANT.

Turnaround Areas Or Edges Of Pavement

Due to the chemistry of the Asphalt and rolling patterns time depressions of 1/8″ to 1″ may occur on warm days. (Above 70 degrees)

New Pavement

While asphalt requires less curing time than other paving materials, it still needs protection. Therefore, you should keep objects, cars, pets, and people from new asphalt for a minimum of 48 hours or, better yet, 72 hours. Also, avoid heavy parking on the asphalt until the first month is over. Summer months (above 70 degrees) we recommend parking on 1/4″ to 1/2″ piece of plywood to disperse the weight. DO NOT USE WAFER BOARD or OSB (Oriented Strand Board) it will leave wood stuck to your driveway.  DO NOT turn your wheels when backing up, especially during warm weather.

Sealcoating is the preferred protection

One of the things that you need to know about asphalt driveways or pavements is that they need protection from the harsh climatic conditions and water. Protection of asphalt driveways is essential in increasing the lifespan of your parking lot or driveway. As such, a sealcoating process is vital in every three to five years. You need asphalt sealing to slow the deterioration process and protect the paving from the effects of sun oxidization. We would be happy to provide an estimate & to set-up and appointment for the sealing.
